The market is half way through it’s busy time and doesn’t show any signs of slowing down. Offers are being written everyday & closings scheduled. With the lower inventory numbers sellers can possibly see multiple offers for their property.
The last 3 months the market has been strong. Houses have been on the market an average of 108 day. This shows that offers are being written on them within the first few weeks of being listed. Last year at this time properties were on the market at least 2 more weeks on the average. The typical sold price has gone up to around $240,000 from the average of $229,00 we were recording last year at this time. We are also seeing higher numbers of luxury homes being sold. The top of the market this year was 2.4 million compared to last year’s 1.8 million. That’s a good sign that the market is improving & getting more stable.
It will be interesting to see what the next 3 months hold.
