The first year of homeownership can be one of the largest adjustments you’ll experience. From being able to paint your walls without asking permission, to tearing out ugly carpeting, and all the other awesome things you’re able to do because you own the place. What isn’t fun is when the refrigerator goes out unexpectedly, or the furnace decides to stop working a week before the holidays begin.
What is the benefit?
A home warranty offers you excellent coverage the first year after you purchase the home. It allows you peace of mind knowing that you have time to make improvements, get settled and adjusted to the expenses of home ownership before you have to worry about replacing a mechanical or appliance that decides to fail.
When to get one?
My advice is that if there is at least one old mechanical or appliance that you don’t plan on replacing right away, get the home warranty. Negotiate it in the offer so that the Seller purchases it for you on your behalf. I had a client use one 5 times in one year on a house that we didn’t anticipate anything to go wrong. You just never know!
